How to Choose a Realtor for a Land Purchase

To choose a realtor, compare several candidates based on the exact property type, location, and help you need—not simply on a referral or the first name that appears online.

For a vacant-land purchase, the right real estate professional should understand rural or undeveloped parcels and be candid about what they do not know. Land transactions can involve access, zoning, surveys, utilities, title exceptions, environmental constraints, and financing issues that do not always arise in a typical home purchase.

Licensing, agency disclosures, buyer-agreement requirements, compensation practices, and closing customs vary by state and sometimes by local market. Verify the terms of any agreement and the property facts with the appropriate county offices, title professionals, attorneys, surveyors, lenders, or other qualified professionals as needed.

What should you look for when choosing a realtor?

Look for relevant experience, clear communication, a workable agreement, and a process that supports your due diligence.

Do they work with the kind of property you want?

An agent who mainly sells suburban homes may still be excellent, but that does not automatically make them the best fit for rural acreage, recreational land, infill lots, or property intended for a specialized use. Ask for examples of similar transactions they have handled and what parts of those deals required extra investigation.

Do they know the target market?

Local knowledge should mean more than recognizing street names. A useful agent can explain how buyers in that area tend to evaluate access, road maintenance, utilities, parcel size, terrain, and nearby uses. They should also know when to direct you to the county planning department or another primary source.

Can they explain their services plainly?

Ask what they will do before, during, and after you make an offer. A strong answer identifies concrete services, such as searching listings, arranging property visits, preparing offers, coordinating deadlines, and helping you communicate with other professionals.

Is a realtor different from a real estate agent?

Yes. “Real estate agent” generally refers to a licensed real estate professional, while “REALTOR®” is a membership designation used by members of the National Association of REALTORS®.

Does the REALTOR® designation guarantee expertise?

No designation replaces relevant experience, careful judgment, or your own verification. It can be one factor to consider, but it should not be your only screening criterion.

Should you ask about licensing?

Yes. Confirm that the person is properly licensed for the state where the property is located and check the state licensing agency for disciplinary history where that information is available. The Consumer Financial Protection Bureau also recommends checking an agent’s experience, references, and licensing record. Consumer Financial Protection Bureau guidance on finding the right home

What about brokers and teams?

Ask who will actually handle your transaction. Some agents work on teams, and a supervising broker may have a role in the transaction. Knowing your main point of contact helps set realistic expectations about availability and accountability.

Should you hire a buyer’s agent for a land purchase?

A buyer’s agent can be useful when their representation, experience, and agreement fit your needs, but you should understand exactly whom they represent.

What does buyer representation mean?

In many transactions, a buyer’s agent represents the buyer under a written agreement. Duties and terminology vary by state, so ask the agent to explain their agency relationship, confidentiality obligations, and any limits on their role before you share strategy or financial details.

Can one brokerage represent both sides?

Sometimes a brokerage or agent may be involved with both buyer and seller, subject to state law and required disclosures. Ask how that situation would be handled, what consent may be required, and whether you would be comfortable proceeding.

Can you buy land without an agent?

Yes, in many cases, but doing so does not remove the need for careful research. You may need to take a more active role in finding listings, preparing offers, coordinating contingencies, and assembling an independent team for title, survey, legal, and land-use questions.

How do you define what you need before interviewing agents?

Define your property goals first so you can measure whether an agent is a fit.

What use do you have in mind?

Write down your intended use, such as a future homesite, recreation, agricultural use, a long-term hold, or a small business location. An agent cannot confirm that a use is allowed simply because it sounds reasonable; the applicable jurisdiction must confirm zoning, permits, and other requirements.

What are your nonnegotiables?

List the facts that would cause you to walk away. Common examples include legal access, a certain acreage range, a specific budget, proximity to power, a buildable area, or a location within a defined drive time.

What is your buying timeline?

Be honest about whether you are researching, ready to make offers, or need to sell another property first. A clear timeline helps an agent recommend an appropriate search strategy and agreement term.

Where can you find realtor candidates?

Use several sources, then independently screen the names you receive.

Are referrals useful?

Yes, referrals can be a starting point, especially when they come from someone who bought a similar kind of property in the same area. Still, ask the referrer what the agent actually did well and whether the transaction involved issues comparable to yours.

Should you use online lead forms?

They can be convenient, but understand that many real estate websites earn revenue through advertising or agent referrals. Treat a connection from a website as an introduction, not a recommendation that replaces your own comparison process.

Can local professionals suggest agents?

Title companies, land surveyors, attorneys, lenders, and local contractors may know active agents. Their suggestions can be helpful, but they are not a substitute for interviews, references, and an independent review of fit.

How many realtors should you interview?

Interviewing at least two or three candidates usually gives you a meaningful basis for comparison.

Why not choose the first person you meet?

The first agent may be a strong fit, but comparison helps you identify differences in land experience, service scope, responsiveness, contract terms, and local knowledge. It also makes it easier to notice vague or overly confident answers.

Can the interviews be brief?

Yes. A focused call can cover property type, target area, recent experience, search process, communication style, representation, compensation, and agreement terms. Request follow-up materials if you want to compare responses carefully.

What should you bring to the interview?

Bring your criteria, budget range, intended use, preferred areas, financing status, and questions. If you have a specific parcel in mind, bring the listing link, parcel number, or county information.

What questions reveal land-specific experience?

Ask questions that show whether the agent understands how land differs from a house sale.

Have you closed similar land transactions recently?

Ask about the property type, county, approximate acreage, buyer goal, and major due-diligence issues involved. You do not need confidential client details; you are looking for a credible description of the work performed.

How do you evaluate access and boundaries?

A capable land agent should distinguish between seeing a road on a map and confirming legal, practical access. Ask how they review recorded easements, survey information, title commitments, road-maintenance arrangements, and possible boundary questions.

How do you help buyers investigate land use?

The answer should include identifying the correct county or municipal department and reviewing official information, not merely relying on listing language. For a practical starting point, review The Land Geek’s guide to land zoning, then confirm parcel-specific requirements directly with the local jurisdiction.

How important is knowledge of the local area?

It is very important, particularly where parcel conditions and county procedures vary from one area to another.

What should a local land agent know?

They should be familiar with active listing inventory, common buyer expectations, local road patterns, practical service providers, and the government offices that handle planning, permits, septic, wells, floodplain questions, or road issues.

Do they need to live in the county?

Not necessarily. An agent based outside the county may be a good fit if they actively work the area and can demonstrate current, relevant knowledge. Ask how often they visit properties and how they handle site visits when you are out of state.

Can a remote agent work for an out-of-state buyer?

Often, yes, but communication and verification matter more. Discuss video walkthroughs, document sharing, property-access arrangements, local inspections, and who will physically confirm important site conditions.

How should a realtor search for land that fits your criteria?

They should use a documented search plan rather than sending every available listing.

Will they search beyond a basic acreage filter?

Good search criteria may include road frontage, acreage, price, terrain, known utility availability, zoning district, floodplain information, and distance from services. Some facts will still require parcel-by-parcel verification after a property is identified.

Can they find off-market opportunities?

They may have local contacts or outreach methods, but off-market does not automatically mean better value or fewer risks. Ask what work they will perform, whether there are additional fees, and how they will verify ownership before presenting an opportunity.

How will they prevent listing overload?

Ask how they prioritize new listings and when they will contact you. A clear system for screening properties against your nonnegotiables can save time and reduce emotional decisions.

Can a realtor help you judge the asking price?

Yes, an agent can prepare market analysis, but land valuation is often less straightforward than valuing similar homes.

Why are land comparables difficult?

Two parcels with the same acreage can differ substantially in access, topography, utilities, zoning, road frontage, flood exposure, timber, restrictions, and usable area. A nearby sale may not be a true comparable if those features differ.

What should you ask to see?

Ask for the comparable sales used, their sale dates, parcel sizes, locations, and the reasoning behind any adjustments. If the agent cannot explain why a sale is comparable, treat the analysis cautiously.

Should price determine your offer alone?

No. Your offer should also reflect the uncertainty remaining in the due-diligence period, the property’s condition, market competition, your financing, and your intended use. Do not assume that an asking price, tax assessment, automated estimate, or prior sale establishes present value.

What should you know about buyer agreements?

Read and understand a buyer agreement before signing it, including its service scope, duration, territory, termination terms, and compensation provisions.

Are buyer agreements negotiable?

Terms may be negotiable, but practices and legal requirements vary. The National Association of REALTORS® consumer guide advises buyers to discuss the written agreement, how long they will work together, and compensation before touring homes with an agent. NAR consumer guide: Ten Questions to Ask a Buyer’s Agent

How long should the agreement last?

The appropriate term depends on your search area, timeline, and confidence in the relationship. Avoid assuming that a long term is always better or that a short term always gives you enough time. Ask what happens if you pause the search or decide the relationship is not working.

What property area does it cover?

Check whether the agreement applies to a single property, a county, multiple counties, or a broader region. This matters for buyers looking across county lines or considering both listed and off-market parcels.

How does realtor compensation work?

Compensation can be structured in different ways, so get the amount, method, and responsibility for payment in writing.

Who pays the buyer’s agent?

The answer can vary by transaction. A seller may offer compensation, a buyer may agree to pay their agent, or a buyer may request seller-paid compensation or a concession as part of an offer. None of those outcomes should be assumed before the agreement and offer terms are reviewed.

Can you negotiate compensation?

Ask directly whether the compensation amount and structure are negotiable. Depending on the agreement and local practice, possibilities may include a percentage, flat fee, hourly arrangement, or another agreed structure.

What costs are separate from agent compensation?

Depending on the transaction, buyers may face expenses for inspections, surveys, title work, recording, legal advice, appraisal, lender fees, environmental reviews, or feasibility studies. Ask your agent which costs are likely in the target area, but confirm charges with the service providers involved.

What land due diligence should a realtor support—but not replace?

Your realtor can coordinate and point you toward information, but you remain responsible for making informed decisions and obtaining appropriate professional advice.

Can an agent confirm that land is buildable?

They may help you identify the right questions, but they generally should not make a guarantee about buildability. Confirm permitted uses, setbacks, lot requirements, road access, utilities, onsite wastewater feasibility, flood hazards, and permits with the responsible agencies and qualified specialists.

Can an agent verify title and boundaries?

An agent can help obtain documents, but title professionals and surveyors have distinct roles. Review the title commitment or report carefully, ask about recorded exceptions and easements, and consider whether an updated survey is appropriate for the transaction.

Can an agent evaluate the physical site?

They can observe and arrange visits, but specialized questions may require surveyors, engineers, well or septic professionals, environmental consultants, or contractors. For a broader checklist, see The Land Geek’s guide on how to tell whether land is buildable.

What should you ask about access, roads, and utilities?

Ask how the agent will help you investigate these issues, because a listing description rarely answers every practical question.

Is there legal and physical access?

Do not rely on aerial imagery or a visible driveway alone. Ask whether access is public, private, recorded by easement, or potentially disputed, and verify the answer through title documents, recorded records, and local sources.

Who maintains the road?

Road maintenance may be handled by a public agency, private owners, a homeowners’ association, or an informal arrangement. Ask about documented maintenance agreements, fees, seasonal conditions, gate access, and whether the road is suitable for your intended use.

Are utilities available at the parcel?

“Nearby” utility service is not the same as service to the site. Confirm extension distance, provider requirements, costs, capacity, and timing directly with utility providers. For rural land, also investigate water and wastewater options that apply to the parcel.

How do you evaluate communication and working style?

Choose someone who communicates clearly, listens to your criteria, and gives you enough information to make your own decisions.

How quickly should they respond?

There is no universal response-time rule, but expectations should be discussed upfront. Ask how they handle new listings, urgent offer deadlines, weekends, and periods when they are unavailable.

Do they explain uncertainty honestly?

A useful agent distinguishes confirmed facts from assumptions and knows when to say, “We need to verify that.” Be wary of someone who dismisses access, zoning, title, or utility questions as minor details without evidence.

Will they respect your decision process?

You should feel able to ask questions, take a reasonable due-diligence period, and decline a parcel that does not fit. Pressure to waive important contingencies or rush past unanswered questions is a warning sign.

Should you check references and reviews?

Yes. References and reviews can reveal patterns, but they should complement—not replace—your own interview and document review.

What should you ask references?

Ask whether the agent communicated consistently, explained documents, handled problems professionally, understood the property type, and stayed engaged through closing. If land is your focus, ask whether the transaction involved similar acreage or due-diligence issues.

How should you read online reviews?

Look for recurring themes across multiple reviews rather than focusing on one glowing or negative comment. Reviews may not show whether a transaction was similar to yours, so weigh them alongside verified experience.

Can you ask for transaction examples?

Yes. Ask for anonymized examples of comparable land transactions and a description of the challenges involved. Respect client confidentiality, but expect enough detail to understand the agent’s process.

What are common red flags when choosing a realtor?

Red flags include vague answers, pressure tactics, missing disclosures, and promises that go beyond what the agent can verify.

Are guaranteed outcomes a warning sign?

Yes. No agent can guarantee that land will appreciate, qualify for a particular use, finance easily, sell quickly, or generate income. Treat certainty about unknown parcel facts as a reason to ask more questions.

Is avoiding written terms a problem?

It can be. Important commitments about representation, compensation, services, and deadlines should be documented. If you do not understand an agreement, pause and seek clarification before signing.

Should you worry about resistance to due diligence?

Yes. An agent should help you manage a reasonable investigation period, not discourage you from checking material facts. The exact contingencies and deadlines should be tailored to the property and reviewed with appropriate professionals.

How can you compare finalists objectively?

Use a simple scorecard so personality and first impressions do not outweigh practical fit.

Which categories should be on the scorecard?

Consider relevant land experience, target-area knowledge, communication, references, agency explanation, search plan, contract terms, and comfort level. Add a category for their ability to identify what must be independently verified.

Should you assign a numerical score?

You can use a one-to-five scale if it helps, but write notes beside each score. A candidate who scores well overall but cannot explain access or land-use due diligence may not be the right fit for a land purchase.

What matters most if candidates are similar?

Choose the person whose process best matches your needs and whose answers you can verify. The lowest fee, largest team, or most polished marketing alone does not establish the best fit.

What should you do before formally working with a realtor?

Confirm expectations in writing and make sure you understand the next steps before you begin tours or offer preparation.

What should be in your first written plan?

Your plan should cover target areas, property criteria, financing status, communication preferences, likely due-diligence items, and decision-makers. It should also identify when you will involve a title company, lender, surveyor, attorney, or county office.

Should you get preapproved before looking?

If financing is part of your plan, speaking with a lender early can clarify what types of land and loan structures may be available to you. Vacant-land financing can have different terms and underwriting standards than a conventional home mortgage.

When should you walk away?

Walk away or pause when the agent relationship is unclear, the agreement does not fit, or material parcel questions remain unresolved. Missing information is not automatically a reason to buy at a discount; it can be a reason to investigate further or choose another property.

Practical checklist for choosing a realtor

Use this checklist to compare candidates before signing a buyer agreement.

• I defined my intended property use, budget, target area, and nonnegotiables.
• I interviewed at least two or three candidates.
• I confirmed each candidate’s state license and reviewed any available disciplinary information.
• I asked about recent experience with similar land or property types.
• I asked how they handle access, title, boundary, zoning, utility, and road questions.
• I received a clear explanation of representation and potential conflicts.
• I reviewed the buyer agreement’s services, duration, area, compensation, and termination terms.
• I understand which closing and due-diligence costs may be separate from agent compensation.
• I checked references or reviews and asked land-relevant follow-up questions.
• I know which facts must be confirmed with county offices and qualified professionals.

Frequently Asked Questions

Should I choose a realtor who is also an investor?

Possibly, but investor experience alone does not establish that the person is the right representative for you. Ask about their experience with your property type, potential conflicts of interest, and how they will keep your goals separate from their own business interests.

Can a realtor tell me whether I can put a mobile home on land?

They may help locate the relevant rules, but you should confirm the answer with the local planning or zoning authority and any applicable deed restrictions, homeowners’ association documents, health department requirements, or permit offices.

Do I need a local realtor to buy land out of state?

Not always, but local experience is valuable. Whether your agent is local or remote, make sure there is a credible plan for site visits, county research, title review, inspections, and communication across distance.

Can I switch realtors if the relationship is not working?

It depends on any agreement you signed. Review the termination, expiration, and protection-period terms, then discuss concerns with the agent or supervising broker. Consider legal advice if you are uncertain about a contractual obligation.

Should I sign an exclusive buyer agreement for vacant land?

It can make sense when the services, territory, length, and compensation are clear and appropriate for your search. Do not sign simply because you feel pressured; read the terms and ask questions first.

What is the most important question to ask a land realtor?

Ask, “How will you help me verify that this parcel fits my intended use?” A strong answer should identify a process, acknowledge limits, and direct you to the right primary sources and professionals.

The Bottom Line

Choosing a realtor is less about finding the most visible name and more about finding a professional whose experience, local knowledge, communication, and agreement terms fit your purchase. For vacant land, prioritize an agent who takes due diligence seriously and does not substitute opinions for verification of access, title, zoning, utilities, boundaries, or physical site conditions.
