Fourplex for Sale: How to Buy One Carefully

A fourplex for sale can be a practical option for a buyer who wants one property with four separate rental units, but the listing price and advertised rent are only the beginning of the analysis. Before making an offer, confirm the building’s legal unit count, condition, current leases, operating costs, financing fit, and local rental rules.

A fourplex is not the same as vacant land investing. It is an income-producing building with tenants, maintenance obligations, and potentially more lender documentation. Still, the same disciplined approach applies: verify the facts, budget conservatively, and walk away when a material issue cannot be resolved.

Rules for zoning, rental registration, inspections, taxes, eviction procedures, and closing vary by state and locality. Use this guide as a buyer’s framework, then confirm property-specific requirements with the local planning department, assessor, housing agency, title company, lender, attorney, and qualified inspectors.

If you are comparing several types of real estate, The Land Geek’s land investing step-by-step guide can help you apply a more systematic due-diligence process to vacant parcels as well.

What Is a Fourplex?

A fourplex is a residential property containing four separate dwelling units, typically under one ownership.

The units may be side by side, stacked, or arranged in a small courtyard-style building. Each unit should have a lawful residential use, but a listing description alone does not prove that all four units are legal, permitted, or separately rentable.

Is a fourplex the same as a four-unit property?

Usually, yes. Lenders, appraisers, assessors, and local agencies commonly use “four-unit” or “four-family” rather than “fourplex.” Search with all of those terms when looking for listings.

Can a house with an accessory unit be a fourplex?

Possibly, but do not assume it qualifies as a four-unit property. A main structure with accessory dwelling units may be classified differently by the local jurisdiction and by a lender. Ask for permits, the certificate of occupancy when applicable, and the assessor’s property record.

Why does the unit count matter?

Unit count can affect financing, valuation, insurance, local licensing, utility setup, inspection requirements, and the buyer pool when you sell. An unpermitted fourth unit can materially change the deal.

Where Can You Find a Fourplex for Sale?

Start with broad listing searches, then widen your search through local professionals and public records.

Use major listing portals and the local multiple listing service through an agent, but also search terms such as “quadplex,” “four-family,” “4-unit,” “multifamily,” and “income property.” Some properties are categorized inconsistently, so a search limited to one label can miss relevant listings.

• Ask an agent to create a search for two- to four-unit residential properties.
• Review recently sold four-unit properties to understand local price and rent patterns.
• Contact local multifamily brokers, especially in neighborhoods with older housing stock.
• Check county assessor records to identify properties assessed as four units, then research whether an owner may be open to selling.

Who Is a Fourplex a Good Fit For?

A fourplex may fit a buyer who is prepared to manage a building, make repairs, and hold enough cash for uneven income and unexpected costs.

It is not automatically a good fit for someone seeking a hands-off asset. Four units can mean multiple leases, more turnover, more appliances, more tenant communication, and more opportunities for deferred maintenance to surface.

Is owner occupancy a different strategy?

Yes. Living in one unit may change the financing options available to you and gives you firsthand visibility into the property. It also means you will share a building or site with tenants, which is a lifestyle consideration as much as a financial one.

Is a fourplex suitable for a first-time buyer?

It can be, but first-time buyers should be especially careful about reserves, inspection scope, lease review, and lender requirements. A building with four units has more moving parts than a typical single-family home.

When should you pass on a fourplex?

Pass when the legal use is unclear, seller records cannot support the advertised income, the condition exceeds your budget or management capacity, or the financing depends on assumptions that your lender will not underwrite.

Should You Buy as an Owner-Occupant or an Investor?

Your intended occupancy affects financing, underwriting, taxes, insurance, and how you evaluate the property.

An owner-occupant may prioritize a livable unit, privacy, parking, and the ability to coexist with tenants. A non-owner occupant should focus more heavily on the property’s documented operating performance, management plan, and cash reserves.

• Owner-occupant: Evaluate the unit you would live in, anticipated move-in date, and lender occupancy rules.
• Investor: Evaluate current lease terms, market rents, management costs, and whether the building can support itself without optimistic assumptions.
• Either approach: Confirm that zoning and occupancy records match the actual configuration.

What Financing Options Should You Explore?

Ask lenders that regularly finance two- to four-unit properties to compare loan programs, occupancy requirements, reserve requirements, rates, and appraisal standards.

Some owner-occupied fourplex buyers may explore FHA financing. FHA’s single-family programs generally cover owner-occupied properties with one to four units, and its policy includes specific rental-income and self-sufficiency rules for three- and four-unit properties. Review the current FHA Single Family Housing Policy Handbook with an FHA-approved lender, because program requirements and loan limits can change.

Can projected rents help you qualify?

Sometimes, but lenders apply their own program rules to lease income, appraiser-supported market rent, vacancies, and your broader financial profile. Do not assume all advertised rent will count toward qualification.

What does the FHA self-sufficiency test mean?

For certain FHA-financed three- and four-unit owner-occupied properties, the lender must apply a self-sufficiency calculation. In plain terms, the property’s qualifying rental income must meet the program’s test against principal, interest, taxes, and insurance. Have the lender run this before you rely on an offer strategy.

Why should you get multiple loan estimates?

Loan structure, lender fees, reserves, appraisal conditions, and timing can differ. Compare written estimates rather than comparing only the interest rate or down payment.

How Should You Estimate Fourplex Income?

Base your first-pass income analysis on documented in-place rent, then test it against realistic market evidence.

Request a current rent roll, every lease and addendum, security-deposit records, a delinquency report, and at least 12 months of collected-income records when available. A rent roll shows what the seller says is due; bank deposits and payment history may show what was actually collected.

What belongs in gross scheduled rent?

Use the contractual monthly rent for each unit, plus recurring income such as parking or laundry only when it is supported by records and allowed by the property’s agreements.

How should you treat vacant units?

Do not count a vacant unit at full rent without allowing for make-ready work, leasing time, concessions, and uncertainty. Get local rental comparables for similar unit size, condition, location, and utility responsibility.

What if below-market rents are part of the opportunity?

Below-market rents are not a promise that rents can be raised immediately. Check lease expiration dates, local notice rules, rent restrictions, tenant protections, property condition, and whether the unit would need improvements to compete at a higher rent.

Which Expenses Matter Most?

Evaluate total operating costs, not just mortgage principal and interest.

A fourplex budget should include property taxes, insurance, utilities paid by the owner, repairs, maintenance, turnover, capital replacements, management, landscaping, snow removal where relevant, pest control, licensing, accounting, legal costs, and vacancy or collection loss. The correct amounts depend on the property and market.

Cost category	Questions to ask
Taxes	Will the assessment change after the sale? Are there exemptions or special assessments that will end?
Insurance	What coverage, deductibles, flood coverage, and liability limits does the insurer require?
Utilities	Are meters separate? Who pays water, sewer, trash, gas, and electric?
Repairs	What work is recurring, and what major systems are nearing replacement?
Management	Will you self-manage, hire a manager, or need on-site help for a complex property?

How Do You Analyze Cash Flow Without Overstating It?

Use conservative income, documented expenses, and a separate reserve for large repairs.

Start with collected or supportable rent, subtract a vacancy and collection allowance, then subtract normal operating expenses. This produces a preliminary view of net operating income before debt service. Next, subtract the estimated loan payment and set aside cash for capital items such as roofs, plumbing, electrical work, furnaces, paving, and appliances.

Do not treat a seller’s pro forma as proof of performance. It may omit management, deferred maintenance, unpaid utilities, turnover, or future tax changes. A property can show positive cash flow on paper and still create cash demands if several units need work at once.

Which Seller Documents Should You Request?

Request documents early, before spending heavily on inspections or appraisals.

Which income records matter?

Ask for the rent roll, leases, lease renewals, deposit ledger, payment history, notices, and records of other recurring income. Confirm whether any rent includes utilities, furniture, parking, or services.

Which expense records matter?

Ask for tax bills, insurance declarations, utility bills, repair invoices, maintenance logs, service contracts, and any management statements. Compare claims against your own quotes where possible.

Which building records matter?

Ask for permits, certificates of occupancy if applicable, code notices, rental licenses, inspection reports, warranties, plans, surveys, and disclosures. Missing documents do not necessarily end a deal, but they should prompt deeper verification.

What Inspections Should a Fourplex Buyer Order?

Use qualified inspectors to evaluate both individual units and shared building systems.

A general property inspection is a useful starting point, but fourplexes often need specialist review. The right scope depends on age, location, construction, visible conditions, lender requirements, and inspection findings.

• General building inspection covering all units and common areas.
• Roof, foundation, drainage, exterior, and structural review when conditions warrant it.
• Electrical, plumbing, HVAC, sewer-line, chimney, or pest inspections as appropriate.
• Environmental testing or specialist assessments when age, site history, or local conditions indicate a need.

Attend inspections when possible. You will learn more by seeing shutoffs, panels, roofs, drainage paths, shared spaces, and tenant-access issues than by reading only a summary.

How Do You Verify Zoning and Legal Unit Status?

Confirm directly with the local authority that the existing building and its current use are allowed.

Check the zoning designation, number of lawful units, occupancy limits, parking requirements, setbacks, nonconforming-use status, rental registration requirements, and open code cases. A building can be physically arranged as four units while public records recognize fewer units.

Ask the planning or building department whether there are unresolved permits, violations, or inspection requirements. Written confirmation or a record search is more useful than an informal verbal assurance.

What Site and Parcel Checks Still Matter?

The land under a fourplex can create major costs even when the building itself appears sound.

Review the parcel boundaries, driveway location, parking layout, drainage, sidewalks, retaining walls, shared access, easements, encroachments, trash placement, and any detached garages or storage buildings. These are land-and-site issues that affect daily operations and future repairs.

Why check access and parking?

Tenants need lawful, practical access. Confirm who owns and maintains driveways, alleys, curb cuts, parking areas, and shared paths. Do not rely on a long-standing informal arrangement with a neighbor.

Why check drainage and flood exposure?

Poor drainage can damage foundations, basements, pavement, and landscaping. Flood exposure may affect insurance availability and cost. Review local flood information, inspect the site after rain when possible, and ask the insurer what coverage is needed.

Why check utilities and meters?

Shared meters can complicate billing and rent-setting. Confirm meter configuration, utility responsibility, shutoff locations, and whether any planned utility work or unpaid balances could affect the property.

What Should You Review in the Title and Survey?

Read the title commitment and survey rather than assuming the seller owns and can use everything shown on a listing.

Title work may reveal easements, liens, restrictions, access rights, utility rights, unpaid taxes, or other exceptions. A current survey can help identify boundary conflicts, encroachments, shared driveways, fences, and improvements extending across property lines.

Ask the title company and a real estate attorney about exceptions you do not understand. Title insurance and a survey serve different purposes; neither replaces physical inspection or local land-use verification.

How Should You Value a Fourplex?

Use both comparable sales and income evidence, recognizing that appraisal methods depend on the property and financing.

Compare properties with a similar legal unit count, condition, location, lot utility, parking, unit mix, and income profile. A renovated fourplex with separately metered utilities may not be comparable to a deferred-maintenance building with shared utilities, even if both have four units.

Do not price solely by a simple price-per-unit figure. It can be a helpful screening tool, but it ignores unit size, maintenance needs, local demand, rents, expenses, financing conditions, and site constraints.

How Do You Make an Offer With Appropriate Protections?

Use a written offer that gives you time and contractual rights to investigate the property before you are fully committed.

Work with a qualified real estate professional or attorney familiar with local practice. Offer terms vary by jurisdiction, but common due-diligence topics include inspection, financing, appraisal, title review, document review, and the seller’s obligation to provide access and records.

How long should the inspection period be?

It should be long enough to complete inspections, review leases and operating records, obtain specialist opinions, and receive lender feedback. The right timing depends on local contract practice and the property’s complexity.

Should you ask for seller repairs or a credit?

Either may be appropriate, but a credit does not solve a problem if the lender, insurer, or local authority requires repair before closing. Obtain estimates and understand who will perform, permit, and warrant any work.

Can you inherit existing leases?

Often, yes. Review every lease and addendum to understand rent, deposits, term, renewal terms, utilities, pets, parking, notices, concessions, and landlord obligations. Ask local counsel about transfer requirements and tenant notices.

What Happens Between Contract and Closing?

Use the contract period to turn assumptions into verified facts.

1. Complete property and specialist inspections.
2. Review leases, deposits, rent records, expenses, permits, and title documents.
3. Finalize lender underwriting and appraisal requirements.
4. Secure insurance quotes based on the actual property and intended use.
5. Confirm prorations, utility transfers, tenant communications, and possession terms.
6. Perform a final walk-through and verify agreed repairs or credits.

For a financed purchase, compare the final loan terms and closing costs with your earlier estimate. The Consumer Financial Protection Bureau explains that borrowers generally receive a Closing Disclosure three business days before scheduled closing; review it promptly and ask about unexpected differences.

What Are the Most Common Fourplex Buying Mistakes?

The most expensive mistakes usually come from treating a complex building as a simple rent calculation.

• Believing advertised rent without reviewing leases and collections.
• Assuming all four units are legally permitted and separately rentable.
• Ignoring deferred maintenance because current occupancy is high.
• Underestimating taxes, insurance, utilities, turnover, and capital repairs.
• Using projected rent increases to justify a price without checking legal and market limits.
• Skipping title, survey, drainage, parking, and shared-access questions.
• Choosing a lender unfamiliar with owner-occupied or investor four-unit underwriting.
• Closing without a clear plan for tenant communication, repairs, and cash reserves.

How Does a Fourplex Compare With Vacant Land?

A fourplex and a vacant parcel can both require careful research, but their operating risks are different.

A fourplex has existing structures, tenants, income records, code compliance, and recurring maintenance. Vacant land generally has fewer building systems and no tenant operations, but it may carry its own major risks involving legal access, zoning, utilities, topography, environmental constraints, title, and development feasibility.

Neither asset type is automatically easier, cheaper, or more profitable. The better choice depends on your capital, time, local knowledge, risk tolerance, operating skills, and intended exit strategy.

What Is a Practical Fourplex Due-Diligence Checklist?

Use a written checklist so a promising listing does not cause you to skip fundamental questions.

• Verify the legal owner, parcel number, legal description, and tax status.
• Confirm the lawful number of units, zoning, permits, occupancy rules, and rental requirements.
• Review rent roll, leases, deposits, payment records, and vacancy history.
• Collect tax, insurance, utility, repair, maintenance, and management records.
• Inspect every unit, shared area, roof, exterior, systems, drainage, parking, and access.
• Review title exceptions, easements, survey issues, liens, and property boundaries.
• Get lender feedback on property type, occupancy, reserves, appraisal, and income treatment.
• Obtain insurance quotes and identify coverage limits or required repairs.
• Model conservative income, ordinary operating costs, debt service, and capital reserves.
• Set a clear walk-away point before negotiating repairs or price.

Frequently Asked Questions

Is a fourplex considered residential or commercial real estate?

A fourplex is commonly treated as residential for many financing and appraisal purposes, but classification can vary by lender, assessor, zoning code, and local building rules. Verify the classification for your intended loan and use.

Can I buy a fourplex with tenants already in place?

Yes, but you may take ownership subject to existing leases and local tenant-protection rules. Review all agreements, deposits, payment history, notices, and maintenance obligations before closing.

Do I need a property manager for a fourplex?

Not necessarily, but you need a reliable plan for rent collection, maintenance, emergencies, tenant communication, bookkeeping, and local compliance. Compare the cost of professional management with the time and skill required to self-manage.

Is a fourplex easier to finance than a larger apartment building?

It may qualify for residential financing programs that are generally not available for properties with five or more units, but approval still depends on occupancy, borrower qualifications, property condition, appraisal, rents, and lender guidelines.

Can I raise rents after buying a fourplex?

Possibly, but existing leases, notice requirements, rent regulations, local rules, and market demand may limit the timing or amount. Do not underwrite a purchase on an assumed rent increase until you have verified those factors.

Should I buy a fourplex that needs major repairs?

Only after obtaining a clear scope, credible repair estimates, financing confirmation, insurance guidance, and enough contingency funds. Major repairs can affect tenant safety, vacancy, appraisal, lender approval, and your ability to operate the building.

The Bottom Line

A fourplex for sale is worth pursuing only after the legal unit count, income, expenses, building condition, financing, title, and site conditions have been verified. Treat seller marketing as a starting point, not a conclusion. A careful review may lead to a better offer, better contract protections, or a decision not to buy.
