deal junkie
n.Someone who lives for the thrill of the chase: buying something for pennies on the dollar. Blame the gum.
A burned-out investment banker who spent his last $3,000 on raw land in 2001, wrote the steps on a bar napkin and never looked back. Over 5,000 land deals later, he still runs his own land business, and he built The Land Geek to help you do the same.
Nine moments that turned a kid who couldn't buy a pack of gum into the most trusted name in raw land. Watch the napkin fill up as you scroll.
Standing in line at the supermarket, young Mark grabbed a stick of Wrigley's gum. His dad, a wholesale grocer, wasn't having it. The store wanted a dollar for gum he bought for 40 cents. Mark put it back and walked away with the principle that still drives every deal he makes: don't overpay. Money is made on the buy.
Don't overpay. Money is made on the buy. After Indiana University, Mark moved to Arizona and became a dental practice broker. He and his mentor, Raj, loved to debate the perfect business: no physical inventory, a one-time sale followed by recurring revenue, a hassle to opt out and no pricing pressure. He also noticed that even successful dentists only got paid when their hands were in a patient's mouth. He gave it a name: solo economic dependency.
No inventory + recurring revenueNext came investment banking: cold calls, constant rejection and a boss who second-guessed every move. By 2001, Mark and his wife, Rachel, had a baby boy, lived paycheck to paycheck and argued about whether they could afford organic baby food. No matter how hard he worked, he had no control over his income.
Control your own incomeA new banker joined the firm with an unusual side hustle: buying land at county tax-foreclosure auctions. Over a beer, he explained how it worked. Mark wrote the secrets down on a bar napkin and thought, "This could be it." Months of late nights, library books and research followed.
Tax auctions = land for penniesMark drove to a tax-deed auction in Deming, New Mexico, with a buddy, sweaty palms and $3,000, the family savings meant for car repairs. The room was nearly empty. He bought ten half-acre parcels he had never seen. When Rachel asked what would happen if he couldn't sell them, he told her, "Worst-case scenario, we own land." He listed them on eBay. All ten sold in 30 days.
Worst case, we own land!Mark didn't quit on the spot. He calls himself "a risk-averse guy who drives in the right-hand lane." He kept the day job and kept buying land on nights and weekends until, 18 months later, his land income passed his salary. Only then did he walk away from banking for good.
Keep the job until land pays moreCash sales were great. Then Mark discovered owner financing: sell a parcel with a small down payment and collect a monthly payment for years. One sale became recurring income. No inventory to store, nothing to fix, and buyers who were happy to pay. It was the perfect business he and Raj used to dream about.
Sell on terms. Be the bank.Success brought its own trap. Mark admits he became a "hungry ghost," always chasing the next deal and the next purchase, and the Great Recession humbled him. He rebuilt around one question: how much is enough? His answer still shapes how he lives: time with his family, experiences over things, and giving back.
How much is enough?"If I can help just one person, there's a huge ripple effect, like the ripples in the surface of a pond when you drop a pebble in the water." Less financial stress for one person means a calmer family, and people who start helping others. That is why Mark wrote Dirt Rich, and why he started The Land Geek.
Spend five minutes with Mark, on the podcast or at a Bootcamp, and you'll pick up his vocabulary. These words say more about who he is than any résumé.
Working hard once, building the system, so you never have to do the same task twice. It's how Mark describes himself on the cover of Dirt Rich.
"How one ambitiously lazy geek created passive income…"Someone who lives for the thrill of the chase: buying something for pennies on the dollar. Blame the gum.
Mark's favorite word. His daily question: "How can I remove this task forever?" Even five seconds saved is five seconds saved forever.
Only getting paid when you're working. The condition Mark escaped, and the one he has spent 25 years helping others cure.
Where a risk-averse investor drives. Mark doesn't make a move before considering everything, and he teaches you to do the same.
There's a buyer for every property. Mark learned it the humble way, after doubting a friend's "ugly" parcels and watching every one of them sell.
Accepting the uncomfortable parts of building something real, like rejections and slow months, and doing the work anyway.
Working when you want, where you want and with whom you want. Mark's definition of a business worth building.
How Mark signs off every episode of his podcast. Freedom of time, not just money, is the whole point.
Mark didn't make his money selling courses. He still runs his own land business, Frontier Properties, and earns thousands of times more from it than from The Land Geek. Every strategy, script and tool we teach gets tested there first, so what you learn reflects how land is being bought and sold right now.
Mark's own land investing company, rated A+ by the Better Business Bureau. The lab where every Land Geek strategy is tested.
The complete model in plain English, now collected in The Million Dollar Land Flipper.

If Mark Podolsky didn't exist, we'd need to invent him to make our real estate lives easier.
One person can't guide thousands of investors. So Mark did what an ambitiously lazy geek does: he documented everything, then trained a team of experienced land investors to teach it. Here's who does what.
