Is Wholesaling Land A Great Passive Income? What You Need To Know

In today’s episode of The Art of Passive Income, Mark and Scott talk to Michael Alder, real estate expert and host of the Real Estate Strategy Session podcast.

With a background in real estate and tired of dealing with deadbeat tenants, destroyed properties, evictions and lawyers Michael found Mark’s podcast and said to himself, “This guy definitely has something here.” He loved the idea and decided to take MASSIVE action because it’s far more passive than the residential game.

Today we talk about wholesaling. If you’ve ever thought about wholesaling land, this is definitely the episode for you.

Michael offers newbie advice:

  • Start with the toolkit—get your education down
  • Complete a couple baby deals to get your feet wet. The process of getting those done will build your confidence and press you forward so you can start seeing the numbers you’re after.
  • Don’t get discouraged if nothing comes from a big mailer.
  • Focus on your model and keep pressing forward with it.

How To Manage Multiple Successful Businesses And Do Rewarding Work

In today’s episode of The Art of Passive Income, Mark and Scott talk to Nicholas Coriano, founder of Homeskape.com. Nicholas is a definite go-getter in the business world. His ambition started as a child and at the age of 15 he was obsessed with magic and spent hours practicing which led to real gigs. He would charge $125 for a half hour magic show while his friends worked hard to make that in a week—and that was his first a-ha moment; if you practice hard at something and get good at it, it will bring you a lot of money. Nicholas’ second a-ha moment came a few years later when he bought a domain for practically nothing and sold it at a 3000% return.

Nicholas is a true genius when it comes to business. His goal is to create businesses that help the world. Nicholas offers up some great advice:

  • Build a virtual team so you can go bigger with the things you enjoy doing.
  • Stay up on motivated people in the industry. It helps break down walls when it comes to building businesses.
  • 3 things you need: belief, desire, and a plan
  • 3 things you don’t need: fear, doubt, and indecision
  • Save money! Have a reserve.

There is a lot of great advice in this episode, including different variables to think about when purchasing land. And Scott finds one of Nicholas’ businesses online that leave both him and Mark speechless! Plus, hear why Nicholas throws the conventional wisdom, focus-focus-focus, right out of the window. It’s time to take massive action with whatever it is. Test an idea, if it works slowly build it up. Figure out a way to outsource and automate it and then go into the next thing.

It’s Time To Systematize Things And Remove Yourself From The Business

In today’s episode of The Art of Passive Income, Mark and Scott talk with Paul Kirch from BOSS Academy Radio — Business-Ownership-Success-Strategies.

Paul’s expertise is in sales, sales strategy, entrepreneurial motivation, business success stories and coaching. He started out working for other people but always knew he wanted something more. So after 21 years he took a leap of faith in 2009 and started his own company. He now helps other entrepreneurs come up with effectively usable concepts that allow them to sell more effectively without being sellsy.

It’s hard to leave the comfort of working for a company when you’re bringing in a steady paycheck. Paul says don’t leave it until you are sure!

Once you have taken that leap then what?

  • Start by systemizing your business as much as you can.
  • Build a model which has the opportunity to grow into something in which you have resources so you’re able to spread yourself out a little more.

So take that leap but always be thinking in terms of, How do I get myself removed as the only person in this company.
