John: Go and learn TVM, Time Value of Money. Get an HP12 calculator with instructions and you can learn how to manipulate and work with it. For example, if this fellow doesn’t buy these properties, what I’m going to do is I’m going to price the property. Offer it at $1,000 down or $995 down, and then at 3.5% interest for 120 months. My catcher there is the 3.5% so that’s the hook, if you call it. TVM – Time Value of Money, that would be a great help to anybody.
